HVAC Upgrade for a Hospitality Property

The challenge

An operating hotel was receiving recurring guest complaints about inconsistent room temperatures. Some floors ran cold while others could not hold setpoint during the afternoon peak.

The property could not take a wing out of service for a full replacement, and the plant had to keep running through a Saudi summer while the work was carried out.

What we did

We surveyed the existing distribution before proposing equipment. The imbalance turned out to be substantially a distribution and control problem rather than a shortfall of installed capacity, which changed the shape of the project considerably.

Air handling units were refurbished or replaced where condition justified it, ductwork was rebalanced, and zone controls were brought back to a state where a setpoint in a room actually governed that room.

Controls were integrated with the building management system so the engineering team can see performance per zone instead of responding to individual guest complaints.

The work was phased floor by floor, with each floor returned to service before the next was started, so the property never lost more than a single floor’s inventory at a time.

Outcome

Room temperatures hold setpoint consistently across floors, including through the afternoon peak.

The engineering team now has per-zone visibility through the BMS, which turns comfort management from a reactive task into a monitored one.

The property remained open and trading throughout, losing only one floor of inventory at any given time.
